3 Helpful tips for a landlord & a tenant before, during and after you have rented property, a room, an apartment, a condo, a townhouse or a house.
#1 Pictures &/or Video
Landlord – take pictures of the inside and the outside before you hand a key to the tenant
Tenant – the moment you get the keys, take pictures of the inside and outside. Including all rooms, closets, garage, floors, ceilings, windows, etc.
#2 Receipts for all Transactions
Landlord – provide a receipt for all transactions, including security deposit, pet deposit, 1st month’s rent, last month’s rent and write a memo for each one.
Tenant – ask for a receipt for all transactions and make sure that it is dated and signed by the landlord. Pay rent with a check, money order or cashiers check. Keep a copy of all.
#3 Walk Through
Landlord - Walk through with tenant. You can print out a check sheet for each part of the house.
Tenant- Walk through with Landlord and list any existing damage.
BOTH parties should sign this.
Under state and federal laws there are time limits for taking action to enforce your rights.
